When looking to rent a property through Harrison Ingram, the fees which are expected to be paid by the prospective tenant/s are as follows:-

  • Property Deposit which will always be 1 Month’s rent plus an additional £200 (*example given is a rent of £1000 per calendar Month the deposit would be £1200)
  •  One Month’s rent in advance
  •  Admin fee of £200 regardless of the number of tenants (this is inclusive of VAT)
  •  Referencing fee of £95 per person (this is inclusive of VAT)
  •  Guarantor fee (if required) of £55 per person (this is inclusive of VAT)

Every deposit paid by a tenant is held in the Tenancy Deposit Scheme (TDS).  The Tenancy Deposit Scheme (TDS) is a government approved tenancy deposit protection scheme in England and Wales operated by The Dispute Service Ltd.  The Housing Act 2004 requires landlords and letting agents to protect deposits on Assured Shorthold Tenancies (TDS) provide insurance backed tenancy deposit protection with free, impartial dispute for when disagreements arise over how the money is divided.

There will never be a renewal fee if you are hoping to renew your agreement.  Additionally, when you rent a property a check in and check out will occur.  This is to make an inventory of the condition of the property before and after.  The cost of this is shared between the landlord and tenant and your contribution is included in the administration fee.
