When looking to rent a property through Harrison Ingram there are no upfront fees (i.e. referencing, check in/check out and inventories).
There are of course costs relating to an actual tenancy which are an initial holding deposit of no more than 1 Weeks rent, whilst credit checks are carried out.
Once it is agreed that you will be taking up a tenancy then there is a property deposit to pay of no more than 5 Weeks rent (i.e. Rent of £1000 pcm, property deposit would be £1150). The holding deposit will be part of the property deposit.
You will also have to pay a Month’s rent in advance.
Every deposit paid by a tenant is held in the Tenancy Deposit Scheme (TDS). The Tenancy Deposit Scheme (TDS) is a government approved tenancy deposit protection scheme in England and Wales operated by The Dispute Service Ltd. The Housing Act 2004 requires landlords and letting agents to protect deposits on Assured Shorthold Tenancies (TDS) provide insurance backed tenancy deposit protection with free, impartial dispute for when disagreements arise over how the money is divided.
There will never be a renewal fee if you are hoping to renew your agreement. Additionally, when you rent a property a check in and check out will occur. This is to make an inventory of the condition of the property before and after. The cost of this is shared between the landlord and tenant and your contribution is included in the administration fee.
